are u kidding .. that is one of the biggest reason for increasing property rates in delhi .. coz .. metro is the symbol of infrastructure and development in locality and city so .. it makes prices 20-50% higher than earlier ... for example delhi .. west delhi price raised by more than 40-50% from where they were in 2003-2004 ..

Metro is a symbol of infrastructure development. In any city, if a Metro is designed and implemented well, then it is bound that the economy of the city would do well, as the one of the basic needs, namely freedom of movement is largely enhanced and complemented by various means. This invariably leads to more investments which invariably leads to a hike in the real estate, as more people are interested in moving to a city.
For eg. lets say the case of Metro in Bangalore and Chennai Chennai presently has better infrastructure than Bangalore and the addition of Metro in the coming years would be a great add on to the city. we all know that the rates of property in Mumbai and say Nasik differ a lot. And we also know that this difference is due to the difference in level of urbanization that the two cities have touched.
with the advent of metros, the level of urbanization in Mumbai is one level up. Further, the metros use up spare land that could rather have been used up for construction of residential and commercial properties, thus diminishing the supply factor, wherein it can be easily concluded that demand is still stable and even rising with the supply going down..... The prices will be appreciated without a doubt. But than the factor is when will the prices start to get affected..... It has already..... in places like Navi mumbai, I mean like Vashi, Kharghar, Panvel and it will continue to grow in times to come.

Metro means development in that specific area, Individual always search for the property frm where communication is frequent and easiers so the demand raises for such properties & it is very obvious that the price of real estate will increase by 10% to 15 %.

Metro can change the transport facility in any city. It definitely helps in developing the residential property market of the area. Realty prices usually gone up by a significant proportion in such areas. Take Delhi's case the effect can be observed, both in areas where the metro has already arrived and in localities where it is expected to come.

Prices have increased by atleast 30% because of Metro only but now Delhi government is becoming very clever. They have increased the circle rates to counter the black money that people were making because of increase in prices.
