new go for a small developer please. i am suffering terribly. Please go for renowned developer after checking all his documents provided to you by him before investing even for underconstruction and please go as per your advocate's advice in making payments and retaining the proof. please take the rates and terms of payments in writing from your developer before giving single rupee - surekha 8108075575 ( it is better not to buy then buying and loosing it)

Actually it depends upon weather you are buying a ready possession flat or a under construction flat.
If you are going in for a ready to move in or ready possession flat, any builder will do just see the documents are clear and be clear to get all information about various other charges like parking and maintanace. But in case you are going in for a under construction property, a reputed builder is always advisable because the property should be delivered to you on time or else the bank loan and the additional rent that you will have to pay for a rented home will suck the blood from ur body.....

Go with small developer no problem!!, but make sure they have the crystal clear documents and no deviations in the plan approved, asses the quality of construction , make sure they are not using filtered sand

Its always advisable to go for well known developers who have a good track record. They will also be able to deliver the project in time.

i think even an upcoming developer will do. Specially in mumbai, the area and the rate matters, developers will not matter too much, unless that developer has a bad name in the market.

Buying from a large developer will give u the comfort that the project will complete and more than 90% close to what was committed.
In case of the small developer, there is a chance the project gets halted because of fluctuation on the raw material cost and labor issues.
Suggestion for Individuals: please buy ready property or from big builders

It is better to deal with reputed builder. Larger developer is better in terms of facilities, papaer work, loan grant etc.
with small developer , need to ensure correct legal paper work and construction quality.

Even Upcoming Developer also a good option, but its all depend on what kind of Budget and quality of construction you are looking at. If you are going with a large and well known builder your investment will increase and you maynot get a good rate, but with Upcoming developer you can negotiate, untill unless the upcoming developer is not compromising on the quality of the construction, you can go with upcoming developer. Just do some background verification....

Buying property from reputed builder is always a safe bet,large builder will have more transperancy in legal issues and the most important thing he can finish the project in scedule time and he will maintain proper service in future also.

it is completely your choice depending on purse and time you have for scrutiniy of details,verifying the previously executed projects and occupants experience with builder is the right way that can help you save premium payable to reputed builder,the saving will be considerable,if you do not want to take a chance and dont mind paying premium then go with large and reputed builders.

There are so many upcoming Builders who are doing great in the market. In a market like Bangalore there are many small builders who are giving the good quality in attractive price. Only thing the Property Buyer has to do some research about the builder with whom they want to purchase, his previous projects, construction Quality etc. Also have to contact a legal advisor regarding the documents and other legal issues.

Opting for a large developer with a good track record should come 1st. Go for a small developer if you get a good deal of ready to move in project.

it is depends upon the choice of area you are looking for. If there is chance of both small & Large then it is better to go for well known builder so that it is for future if any problems occurs.
