Not Necessarily be Registered.But it is more beneficial when any Dispute arises. One can get remission of Stamp Duty when the Sale Deed was executed.Though it is not mandatory it is always safe get Registered Particularly between Builder/Developer and the Purchaser

Yes. In many Indian states, the agreement between the builder and purchaser has to be registered. This can be done at the office of the sub-registrar appointed by the State government

Yes, and you are advised to do so too as the Agreement for Sale between the builder and the purchaser is required by law to be registered. You can register at the office of the Sub-registrar appointed by the State Government under the Indian Registration Act, 1908.

You are advised in your own interest to lodge the agreement for registration within four months of the date of the Agreement at the office of the Sub Registrar appointed by the State Government, under the Indian Registration Act, 1908.
